Since many home buyers make their offers subject to a professional home inspection, we are normally available to complete the inspection within 48 hours of being contacted.

A thorough inspection usually takes about four hours. You are welcome to be present for the entire time, and we’ll walk you through the entire process and findings as we go. Alternatively, you can meet us at the home nearer to completion, and we also walk you through the whole house.

The inspection process is a visual evaluation of all accessible areas and components of the house. While we focus on the most common and most significant issues, such as water penetration, structural problems and safety issues, the inspection includes assessment of:

• the electrical system, visible wiring, junction boxes, main shut off and breaker box;
• all plumbing fixtures, visible pipes, connectors, and drains;
• the heating and ventilation systems, and testing for carbon monoxide levels;
• all interior walls, floors and ceilings, and testing for excessive moisture in suspect areas;
• the structural components of the house; and,
• the exterior surfaces including the roof.

Your electronic report will include photos, a complete narrative of our findings, and our recommendations. Your report will be delivered electronically unless otherwise requested.
